Inside e.l.f Beauty’s New Los Angeles Office
Beauty firm e.l.f Beauty hired workplace design firm JTM CGI to design their new office in Los Angeles, California.
“The brand relocated to build out a fresh new space that creates a high-performance, welcoming and multi-functional environment for employees to thrive. e.l.f. was founded with the mission to make the best of beauty accessible to every eye, lip, and face with brands including e.l.f. Cosmetics, e.l.f. SKIN, Keys Soulcare, Well People, Naturium and rhode.
JTM CGI served as construction manager for the tenant improvement project, overseeing all aspects from demo and fitout, to budgeting and scheduling, procurement of materials, managing subcontractors and conducting the final handover. Revel Architecture & Design provided architecture and design services, while CKC Structural Engineers and AlfaTech served as the structural engineer and MEP team, respectively. Cushman & Wakefield provided project management services for e.l.f. Beauty.
“JTM CGI enjoyed working with the e.l.f Beauty team and project partners to carry out the tenant improvement of e.l.f.’s new Los Angeles office space,” said Kevin Marth, a superintendent at JTM CGI who oversaw the fitout. “The new work environment features a variety of spaces that supports daily work across multiple umbrella brands, allows for events, product testing, and a sense of community.”Revel Architecture & Design imagined a flexible space for a fast-paced workstyle that allowed for future growth opportunities, including ample storage solutions for a large volume of physical products and workstations for team expansion. Workstations were maximized for daylight access, and the introduction of biophilia via preserved moss and planters throughout the space enhances wellness. The integration of e.l.f’s brand colors with neutral tones and wood finishes creates a cohesive and harmonious environment.
The ground floor, which was previously a restaurant, was transformed to serve as a reception and event space for the beauty brand, complete with a beverage bar, seating areas, large screen TV, and giant glass-paned garage doors that open to the enclosed patio to create an indoor-outdoor space. A central wood feature staircase with inset lighting and a glass handrail connects to the second floor, which contains a variety of workstations, wellness and meeting rooms, and a product testing room.
The mid-rise building at 959 Seward Street was built using post-tensioned concrete, a structural feature that allows for longer spans, fewer columns, and greater design flexibility. However, this aspect also added a layer of complexity to the build during the addition of the interconnecting staircase between floors. Creative coordination between JTM CGI and structural engineer CKC to carefully determine the optimal location for the stair opening, shoring up the structure to remove tension from the cables, and adding new steel to strengthen the integrity of the post-tensioned concrete.
In Los Angeles, JTM CGI most recently delivered The Lighthouse Venice, a creative campus for creators, and partnered with hospitality giants to build out NeueHouse Venice Beach, San Vicente Santa Monica, and The Luckman Club at Soho House West Hollywood. The team has also served as construction manager on workplace interior fitouts for Bain & Company, Frankfurt Kurnit Klein + Selz, Orrick, Herrington & Sutcliffe, and the HQ for esports organization Team SoloMid, as well as retail buildouts for adidas, JINS Eyewear, Jumpman, and a luxury watchmaker.”
